Jupiter Condominium Community - Irrigation System Leak

Overview

A condo unit within a residential community in Jupiter, Florida experienced a significant and unexplained increase in water usage over several billing cycles. Although an irrigation contractor previously inspected the system and reported no issues, the property manager remained concerned due to the continued rise in water consumption. Southeastern Leak Detection was brought in to perform an independent diagnostic and determine the true source of the excessive usage.


Challenge

The primary challenge was identifying why the water meter showed a continuous spin despite no interior fixtures running and no visible plumbing leaks inside the unit. The water supply layout included multiple branches—domestic supply, exterior hose bib, and irrigation—making isolation more complex.

This case also highlights a recurring lesson in leak detection: trust but verify. We’re never saying the customer is wrong, and we’re not discrediting other professionals. But as leak detection specialists, we’ve learned the hard way that other trades don’t always approach a system with the same diagnostic mindset. In this instance, the irrigation specialist may have confirmed that the irrigation appeared to be functioning, but did not actually verify whether it was the source of the leak.

Inspection Process

Our technicians performed a structured isolation and diagnostic workflow:

  • Verified the water meter exhibited continuous movement, confirming active water flow.

  • Tested the condo’s main shutoff near the backflow. Closing this valve stopped the meter but did not isolate enough of the system due to its close proximity to the meter.

  • Mapped the main line and confirmed it T‑split into three branches: domestic supply, exterior hose bib, and irrigation.

  • Located and tested the irrigation shutoff. Closing this valve stopped the meter spin entirely, confirming the leak was within the irrigation system.

  • Deployed audio leak detection equipment to listen at irrigation stations. Station boxes were buried and overgrown, limiting access.

  • Identified a buried main irrigation valve responsible for supplying all branch zones.

  • Manually closed the main irrigation valve and observed the meter spin slow by approximately 50%, confirming the valve was partially stuck open and continuously allowing water through.

Findings

  • The excessive water usage was not related to domestic plumbing inside the condo.

  • The irrigation system was the source of the continuous water flow.

  • The main irrigation valve was compromised, allowing water to pass even when it should have been fully closed.

  • This failure caused constant water movement through the irrigation system, explaining the elevated water bills.

  • The previous irrigation evaluation did not identify the faulty main valve — reinforcing the importance of trust but verify when diagnosing water loss.

Recommended Next Steps

  • Replace the main irrigation valve to stop continuous water flow.

  • After replacement, monitor the water meter to confirm the spin has ceased.

  • If elevated usage persists, conduct a secondary inspection of branch valves or underground lateral lines.

  • Consider periodic irrigation system evaluations to prevent future undetected failures.
